Why Millsboro Homes Get Mold, Algae and Green Siding

It isn’t dirt, and it isn’t neglect. It’s alive.

If your Millsboro house looks dingy no matter how well you keep it, you’re not imagining it, and you’re not alone. Homes across town fight the same thing, and the reason is specific to this place — not the generic “coastal humidity” every cleaning company recites.

Start with what Millsboro actually is: a town built on the dammed headwaters of the Indian River, twenty miles inland from the Atlantic, sitting twenty to thirty feet above sea level on flat coastal plain. Millsboro Pond is the reason the town exists — Elisha Dickerson dammed the river at Rock Hole in 1792 and the mills followed — and it’s also the reason your north wall never quite dries. The risk data quantifies it: independent flood modeling puts roughly a quarter of Millsboro properties at serious flood exposure over the next thirty years, and homes near the river commonly carry flood insurance because heavy rain years genuinely push it over its banks. A town where a quarter of the properties face flood risk is a town where every property faces moisture. That’s the baseline your siding lives with.

People assume all of Sussex County has the beach-town problem. Millsboro mostly doesn’t — twenty miles inland, you get far less salt than Rehoboth or Bethany. What you get instead is water that hangs around. Low elevation, flat ground, a river, a pond, and marsh pushing up from Indian River Bay mean surfaces stay damp long after the sun is up, and the humid-summer climate keeps overnight dew heavy from May through October. Algae needs almost nothing else: moisture, a little organic material, and a wall that doesn’t dry. The growth pattern differs from the coast too — less corroded trim, more green film on shaded siding and black streaking on north-facing roofs. Out toward Long Neck and Oak Orchard, where the bays close in on both sides, the moisture load climbs to genuinely coastal levels without the coastal salt, which is why those two communities are consistently the greenest on our route.

The second mechanism is the one nobody connects: poultry-country air. Millsboro is ringed by chicken houses and grain fields; Mountaire Farms and Allen Harim are two of the three largest employers in town alongside Merck Animal Health, and the working farmland comes right up to neighborhoods like Phillips Hill. All that agricultural activity puts feed dust and organic particulate in the air year-round. That dust settles into the texture of vinyl siding and the grain of a deck board — and it is food. Combine it with the moisture above and you have a growth medium on every exterior surface in town. It’s why farm-adjacent homes visibly regrow faster than homes in the town center with identical sun exposure, a pattern we watch repeat every season. The poultry economy built modern Millsboro the way the mills built the original; it also quietly feeds the green on its siding.

Third: a climate that can’t make up its mind. Millsboro holds both of Delaware’s all-time temperature records — seventeen below zero in January 1893, and 110 degrees in July 1930 — one of only three towns in America to hold both of its state’s extremes. That’s trivia until you own siding here: big seasonal swings work vinyl, caulk, and deck boards harder than the milder coast does, and every seam that expansion opens is one more damp pocket for growth to colonize. It’s also why high-pressure washing is riskier on older Millsboro homes — the seams are already stressed, and pressure drives water straight into them. The same modeling that measures flood risk rates nearly all of Millsboro at severe long-term heat exposure, with extreme-heat days projected to climb steeply, which means the expansion-contraction cycle working your exterior is getting harder, not easier.

What the green actually is: three organisms, all alive. Green film on shaded siding is algae feeding on moisture and settled farm dust. Black roof streaks are Gloeocapsa magma, a blue-green algae that eats the limestone filler in asphalt shingles, worst on north slopes. The fuzzy growth in decks and fences is true mildew, living in the grain rather than on it. Because all three are living things, high pressure knocks the visible layer off and leaves the root — so it grows back, often within a season, since nothing about the moisture, food, or shade changed. And on the way, pressure does damage of its own: water forced up behind vinyl, granules stripped off shingles, grain raised on wood and older painted trim.

Soft washing takes the opposite approach: low pressure and a cleaning solution that kills the growth at the root, then a gentle rinse. It cleans deeper than blasting, lasts far longer because the organism is actually dead, and leaves the surface intact. Hard surfaces — concrete, pavers, driveways — can take real pressure, and that’s exactly where it belongs. The whole trade honestly comes down to matching the method to the surface. And what you can do without calling anyone: trim back whatever’s shading a chronically green wall, keep gutters clear so overflow isn’t feeding a wet stripe down your siding, and use the street test — if you can see green film or black streaking from the curb, it’s time; if you can’t, you can wait.
The calendar matters here too. Millsboro’s green arrives on a schedule: the spring pollen dump is when everyone notices at once and the phone rings for three straight weeks, but fall is honestly the better window — the summer’s growth is at its peak, the schedule is open, and a fall soft wash means greeting spring with a clean exterior instead of chasing it. And the one thing worth remembering above everything else: growth that returns a season after it was blasted off didn’t survive the cleaning — it survived the method. The organism has to die, or the whole exercise is just rearranging it. In a town where the river, the farms, and the climate all feed the same three organisms year-round, that difference is the entire difference between an exterior that holds for years and one that’s green again by the next Fourth of July.
