Why Ocean View Homes Get Mold, Algae and Green Siding
It isn’t dirt, and it isn’t neglect. It’s alive.
Ocean View sits three miles inland from the Atlantic on the Route 26 corridor, and that single fact drives nearly every exterior maintenance problem a homeowner here will face. The town is close enough to the ocean that salt-laden air reaches it on almost every easterly breeze, but far enough inland that the constant airflow which scours the oceanfront never quite arrives. Salt settles. It does not blow off. On vinyl siding, that salt film is hygroscopic — it pulls moisture out of the air and holds it against the surface long after a rain has stopped and long after the sun has dried the rest of the wall. Every hour that film stays damp is an hour that mildew spores have what they need to establish.
The second driver is the water table and the wetland system Ocean View is built around. The Assawoman Canal runs along the town’s eastern edge, White Creek drains toward Indian River Bay on the north side, and the low ground between them keeps relative humidity elevated well past the point where inland Sussex County dries out. Summer dew points here regularly sit in the low seventies for weeks at a stretch. Surfaces that face north or sit under tree canopy may not fully dry between morning dew and afternoon thunderstorms for the entire month of August. That is not a cosmetic condition. That is a growth medium.
Third is the tree cover. Unlike the treeless barrier-island lots in Bethany Beach and Fenwick Island, Ocean View retains substantial loblolly pine and mixed hardwood canopy, particularly through the older sections along Central Avenue, Cedar Neck Road, and the Woodland Avenue corridor. Loblolly pine is the specific culprit behind two separate problems. It drops a heavy pollen load in April and May — the yellow-green film that coats every horizontal surface in coastal Sussex — and it sheds needles and sap year-round onto roofs, gutters, decks, and hardscaping. Pine tannin staining on concrete and pavers is one of the most common calls in this town, and it is not removed by pressure alone. It requires the right chemistry and the right dwell time, because tannin is a dissolved organic stain that has penetrated the surface rather than a deposit sitting on top of it.
Then there is what actually grows here. The dark streaking that runs down north-facing roof slopes across Ocean View is Gloeocapsa magma, a cyanobacteria that feeds on the limestone filler in asphalt shingles. It is not dirt and it does not wash off with water. Pressure directed at a shingle roof strips granules, voids most manufacturer warranties, and shortens the roof’s remaining life by years. The correct treatment is a soft wash — a low-pressure application of a sodium hypochlorite solution with a surfactant, allowed to dwell long enough to kill the organism at the root, then rinsed. Dwell time is the active ingredient. Pressure is what damages the roof while accomplishing nothing the chemistry was not already going to do.
On siding, the organism is usually a mixed mildew and algae colony rather than the roof cyanobacteria, and the same principle applies. Vinyl siding in this climate does not need to be blasted. It needs to be treated, dwelled, and rinsed at a pressure low enough that water is not driven up behind the laps and into the wall cavity. That failure mode is common in Ocean View specifically because so much of the housing stock is elevated construction with sheathing details that were engineered for wind-driven rain from the outside, not for a pressure washer aimed upward from a ladder.
Hardscaping is its own category. The paver patios, walkways, and pool decks throughout the golf and bay-access communities collect a black organic film that most homeowners read as ordinary dirt. It is biological, it is slippery when wet, and it returns within months if the surface is cleaned without treating the growth. Concrete driveways in this town collect the same film plus pine tannin plus, on shaded stretches, a genuine moss and lichen colony in the joints. Sand joints in pavers complicate the work further, because pressure that removes the film will also blow out the polymeric sand and leave the field unstable.
The rental economy shapes the timing of all of this. A significant share of Ocean View housing turns over weekly from Memorial Day through Labor Day, and owners face a hard calendar: the property has to present well by the first booking or the season’s reviews suffer. That concentrates exterior cleaning demand into a narrow spring window, and it means the work has to be done right the first time because there is no second chance before the guests arrive. Property managers running multiple units in the Bear Trap Dunes and Bay Forest corridors are working against the same deadline across a whole portfolio.
Homeowner associations add a second layer of pressure. Many of the planned communities in and around Ocean View maintain exterior appearance standards, and mildew streaking on siding or a visibly stained driveway is the kind of thing that generates a letter. Owners here are frequently reacting to a compliance deadline rather than a personal aesthetic threshold, which again compresses demand into specific months and raises the cost of a job that has to be redone.
Finally, the housing stock itself is unusually favorable to this work. Ocean View’s construction is heavily post-1990, dominated by vinyl siding, composite and treated decking, asphalt shingle roofing, paver hardscaping, and vinyl fencing. Those are precisely the surfaces that respond well to soft washing and precisely the surfaces that show growth most visibly. An older brick housing stock would hide this. Light-colored vinyl broadcasts it from the street.
Put those factors together and Ocean View is not a town where exterior cleaning is optional maintenance deferred indefinitely. Salt film holds moisture. The wetland corridor keeps humidity high. Pine canopy delivers pollen, needles, sap, and tannin. Cyanobacteria eats the roof. HOA standards and rental calendars set the deadline. The homes are clad in the exact materials that show all of it. That is a maintenance load that compounds if it is ignored, and a surface that has gone three or four seasons untreated is a materially harder job than one on an annual cycle.
Understanding why compounding happens is worth a moment, because it explains why the cost of waiting is not linear. In the first season, growth on a surface is superficial — a colony sitting on top of the material, easily killed and easily rinsed. By the second and third season, that colony has worked into the microscopic texture of the vinyl, the pores of the concrete, or the granular surface of the shingle. Killing it still works, but removing the dead biomass and the staining it has left behind requires more chemistry, longer dwell, and more careful rinsing. On concrete and pavers the staining can outlast the organism entirely, because the pigment has penetrated the surface. On shingles the cyanobacteria has by then consumed measurable amounts of the limestone filler, and no cleaning method restores what has been eaten.
There is also a moisture-management argument that has nothing to do with appearance. Organic growth on a surface holds water against that surface. On siding, that means a wall assembly staying damp longer than it was designed to. On decking, it means accelerated rot in fasteners and joist contact points. On a roof, it means shingles holding moisture through freeze-thaw cycles that Ocean View gets a handful of every winter. None of that is dramatic in a single season. All of it is cumulative, and all of it is cheaper to prevent than to repair.
What the green actually is
Green algae
The film on shaded and north-facing siding. Feeds on moisture and whatever organic dust settles into the surface texture.
Black roof streaks
A hardy blue-green algae called Gloeocapsa magma. It spreads across shingles and runs down the roof in dark stripes.
Mold and mildew
Fuzzy or spotted growth in decks, fences, and anything that stays damp. Gets into the grain, not just on it.
Why blasting it off doesn’t work
All three are living things. High pressure knocks the top layer off and leaves the root, so it grows back — and on the way it forces water behind vinyl siding and strips protective granules off shingles. Soft washing uses low pressure and a solution that kills the growth at the root. It cleans deeper, it lasts, and it doesn’t wreck the surface underneath.
